Every year or so, a 'contractor' would stop by and 'caulk' the plywood seams. But, the sad part was that the company 'trusted' him, as if caulking was the correct way to fix the leaks..

Please note all the seams 'properly caulked', but is that water puddling up along the parapet on the right side? I mean, how could THAT be happening?

These drains where install about 2" higher than the level of the deck, which as you can see was a terrible design because water puddled up on both sides of the drain and crack through the fiberglass.

So, the first thing we did was rip off all the wet plywood, patched all the holes in the sub-decking and installed a new pitched and level a smooth finished layer of plywood.

xWe laid our all new A/C smooth plywood and will then seal all the seams with 'caulk' - only kidding, we'll seal them with bondo the way they are supposed to be done, then grind them all the seams smooth and start the fiberglassing process.

Please not the height of this new drain, it is actually lower than the deck level and pitched 'towards' the drain so that water will not sit in puddles on the sides of the drain, but will actually run down the drain - imagine that!

xAnd, when we were finished, it looked like this, without the need to caulk the seams every year or so. Now, what will our local 'fiberglass contractor' do now...? Hopefully, find another career and leave fiberglassing roof decks to the professionals. Thanks.
